That's more than I spend in one month here complete for 3 persons included everything you don't include plus a lot more. And then 1 year upfront? Yeah it's Jakarta, but the prices are more and more ridiculous. Good luck finding somone anyway.
Also..if you post pictures it would be nice to see more than the bathroom...

EDIT: but yeah, if you look at the buying prices for an apartment this size at that place, 20jt a month doesn't seem too far fetched anymore. You seem to pay several Billion rupiah for it. That's why I say.. prices for me got ridiculous.

It is a renter's market, all these new and even older blocks are half empty, even the cheap ones like Rasuna and Kalibata - well actually those are probably full of Indonesians now since the rents there are so cheap

But you can easily find an apartment 50% for almost half the price, furnished, in Jakarta itself, Kuningan, Sudirman, Casablanca etc

And some even can pay monthly and for sure the tenant usually does NOT pay the service charge
 
Yes the purchase price never adds up, to buy my apartment would cost at least $300,000
to rent it is $12,000 a year more or less
$300,000 in a decent bank bonds, deposit etc gets you 5% for arguments sake
$15,000 a year interest and your $300k still safe in the bank
Why would you buy? No guarantee you could ever even resell it, whats the law for owner, what if you need to leave the country permanently in 7 days / 24 hours etc etc

No thanks, not here. Unless you are married and staying here, then buy land in her name and build your own and in which case you never own it because you will die or get divorced lol

But buying an apartment which will depreciate every year with wear and tear? And really what capital appreciation? I don't think my apartment has gone up in value at all, only in the owner's dreams perhaps but even she would snatch $250k cash if I offered and go and buy 5 plots in her kampung
 
Iam not gonna say I know a lot about these kind of things, but what you say sounds very reasonable and logical.

No honestly, it's all good. Married for 14 years already and all is settled and however our life turns out, what she can or could take away from me doesn't really worrie me.

A 2-bedroom apartment, in good condition, in that area of South-Jakarta, would go for not more than 15 juta per month. I know, because I also rent a 2-bedroom apartment in South-Jakarta.

But the post says "negotiate if necessary". I would!

Haha..ya it's not that bad, we are just not your typical lovey dovey couple who has to be romantic all day long.😂 But of course there is a deep connection. What I actually wanted to say with this is that she is someone who rather saves money than spending it.

Yeah all good. I mean, I get what snpark says but at the same time I can't really blame people for pulling these kind of numbers for rent. I mean, when I see the prices to buy one, it kinda makes sense. That's why there seems to be bit of a gap between expectations or prices and what things are actually worth.

Yes, prices (to buy) for apartments in South Jakarta are "crazy" imo. Two bedroom apartments for 4 billion rupiah easy (around 250.000 euro). And sold out in no time. Renting the same apartment will be 15 juta per month. The "math" on that doesn't make sense. But it is the market that dictates these rental prices. Why is that? Rich people buy apartments, like 10 or 20 and then rent-out. But to whom? Only the mid-class are up for that, but cannot afford more than 10 to 20 juta per month.

I will be blunt
It is money laundering

The same rich people who need to get rid of surplus funds, cash money, etc
Buy an apartment in cash and then leave it
Buying a car easier to trace

But have an offshore trust buy a share in a PT or PMA etc that owns that luxury apartment?
These rich people are buying to stash money not to make a profit
Go to the luxury apartment blocks, they are half empty, but the car park is full of premium super cars with no plates and covered up with sheets, no tax paid and no reg plates
 
The super rich here are buying property freehold elsewhere, that London apartment, that LA condo, that Dubai beach house, all paid cash and all a bolthole to run to if needed
The top 1%
The next 5-10% are buying apartments but the ones that are $150-$300

The next 30% are buying the ones on IG reels, d/p 10jt etc the new build townhouse 30km outside Jakarta
The rest are the self employed transportation and catering company people in the kampung
Gojek and warung owners

Go to 4 Seasons hotel on a Sunday morning and see upwards of 50 yes FIFTY Mcclaren p1 hypercars
Who are these owners? Where do they get that kind of money? I mean yes they are the 1% of 300million here but still thats a lot of $1m cars, and that is only the McClaren club
Lambo, Ferrari, 911, even they all have hundreds of owners
